Explanation: As per the bylaws of the SPPC, shareholders must pay annual service charges, proportionally to the number of shares they own. These service charges constitute the annual maintenance budget of the port and its infrastructures. They are paid twice a year. When a shareholder sells his shares, the service charges he/she has paid for ongoing year are refunded on a pro rata temporis basis.
Administration Fee: € 600 to €6000 proportionally to the number of marina shares corresponding to the berth.
Explanation: This fee is to be paid to the Port's Administration for registering the transfer of shares, for registering the new shareholder and for submitting his/her request to become Amodiataire.
Additional Costs or Fees: 5.80665% of the group of shares' purchase price is to be paid by the Buyer to French Treasury.
Explanation: In order to obtain the status of Amodiataire (or Beneficiary of a berth) from France (in this instance, the Metropole Nice Côte d'Azur), the applicant must be the owner of a group of shares in the SPPC (i.e. the port) corresponding to the berths category (it is not the only requirement in order to benefit from an amodiation contract. This tax, called Droit d'Enregistrement is due by the Buyer to the French Treasury for the transfer of these shares and is payable no later than a month following the registration of the share transfer.

IMPORTANT: This consists in the sale of shares which then make the shareholder eligible to obtain the right to moor on a berth in area of a port, defined in the port’s layout, BUT NOT NECESSARILY A SPECIFIC BERTH, and subject to the prior approval of the local authorities concerned. In addition, in order to be granted a lease contract (Contrat d'Amodiation), the shareholder must be the owner of a boat of which the dimensions correspond to the berth's and which is moored at least 30 days a year in the port.
The Port of Cap d’Ail has 250 berths for boats from 6 m to 60 m in length. It is the homeport to many boats and excellent place to stop in to appreciate Monaco and the Eastern part of the French Riviera. Very nice harbour with luxury restaurants and hotels close by open all year long.
